Booking.com Extranet: where every listing field lives
The Booking.com Extranet controls one public brand, which makes it the simplest portal to map and the easiest to get half-right. Most unexplained Booking.com content is not in the place operators look first: the written description is generated from structured fields, and breakfast is configured in two different screens depending on how you sell it.

Direct answer
Sign in at admin.booking.com. Facilities, meals and check-in services sit under Property → Facilities & services; pets, parking and internet under Property → Policies; cancellation terms under Property → Reservation policies; and a breakfast that is included in a rate under Rates & Availability → Rate plans. The description itself is not editable prose — Booking.com generates it from those fields and refreshes it automatically when they change.
Where to sign in
Booking.com documents two-factor authentication on partner accounts: if a username and password are compromised, a verification code is sent to the registered mobile device and must be submitted before access is granted. Because partner account takeover is, in Booking.com's words, "frequently a result of phishing", type admin.booking.com yourself instead of following a sign-in link from an email or message.
Where each field lives
A path marked documented is quoted from the platform's own help article and links to it. Where the platform publishes nothing, the row says so instead of guessing a menu name.

Booking.com for Partners: Logging in to the accommodation partner platform – the ExtranetHow long a change takes to appear
Only one channel in this directory publishes a number. Where a platform states nothing, this page says nothing rather than repeating a figure from a blog.
Description and listing text
Platform-statedBooking.com generates the property description from the structured details in the Extranet and states that if you update any of those core details, the description will refresh automatically. There is no separate publish step to wait for.
Booking.com for Partners: Updating your facilities and servicesFacilities, policies and meals
No published figureBooking.com publishes no stated delay for these fields: its guidance is that the public description keeps itself in step with the Extranet. Treat the change as live and verify it on the public page rather than assuming a queue.
Booking.com for Partners: Updating your facilities and servicesRate-plan changes
Platform-statedA meal plan attached to a rate is saved on the rate plan and then applied, so it shows against that rate rather than as a property-wide fact. Check the rate a guest actually sees, not only the property page.
Booking.com for Partners: Adding and editing meal plan infoWhy an update doesn't show
In order of how often each one turns out to be the cause, starting with the ones this platform's own documentation explains.
Breakfast was set in the wrong one of the two places
A breakfast payable on arrival lives under Facilities & Services → Meals. A breakfast bundled into a rate lives on the rate plan. Setting one and checking the other is the most common reason a Booking.com page still says the opposite of what you intended.
Booking.com for Partners: Adding and editing meal plan infoYou tried to edit the description directly
The description is generated, not typed. Change the facility, room or policy field underneath it; the sentence follows. Rewriting the prose is not an option Booking.com offers partners.
Booking.com for Partners: Updating your facilities and servicesThe pet or parking change was made in House rules on one screen and read on another
Pets, parking and internet share a single policies group. Re-open Property → Policies and confirm the saved value rather than trusting the confirmation toast.
Booking.com for Partners: Adding pet policies and pricesA connectivity provider owns the field
Booking.com routes several of these settings through your connectivity provider when one is connected. If the Extranet field is read-only or reverts, the value is being sent by the provider and has to be changed there.
Booking.com for Partners: Setting up cancellation policiesThe policy was created but never linked to a rate
A cancellation policy exists independently of the rate plans that use it. Creating one changes nothing publicly until it is assigned.
Booking.com for Partners: Setting up cancellation policiesVerify the change
- Open your Booking.com page in a private window, signed out, and read the field as a guest sees it.
- Check the rate a guest would actually book, not only the property-level description — meals and cancellation terms are rate-level facts.
- Compare the same field on your other channels before changing anything: the Extranet value can be right and another channel stale.
- Re-read the page rather than the Extranet form after saving; the form shows what you submitted, the page shows what published.
Still to confirm
We could not verify these from public documentation
- The exact navigation path for check-in and check-out times. Booking.com's article says the setting needs access to Property policies, but renders its numbered steps only after you open it signed in — confirm the screen name in your own Extranet.
- Where taxes, city tax and extra charges are configured. No open Booking.com article publishes this path.
Rather than publish a plausible menu name, we list the gap. If you confirm one of these inside your own portal, tell us what you found and we will add it with the date.
Frequently asked questions
What is the Booking.com Extranet login address?
admin.booking.com. Booking.com recommends typing that address yourself rather than following a sign-in link in an email, because partner account takeover is frequently the result of phishing. Partner accounts also support two-factor authentication, which sends a verification code to the registered mobile device.
Why can't I edit my Booking.com property description?
Because it is not free text. Booking.com generates the description from the structured details you supply — room details, facilities and services, address and more — and states that updating any of those core details refreshes the description automatically. To change a sentence, change the field it is generated from.
Where do I set breakfast on Booking.com?
In one of two places, depending on how you sell it. A breakfast guests pay for on arrival is set under Property → Facilities & Services → Meals, where you tick the meals offered and enter the price per person per day. A breakfast included in a specific rate is set on the rate plan, under Rates & Availability → Rate plans, in the Meals row.
How long does a Booking.com content change take to appear?
Booking.com does not publish a waiting period for facility and policy changes. Its documented behaviour is that the public description regenerates from the Extranet when those details change, so the right test is to open your public page signed out and read the field, rather than to wait a fixed time.
